Pet Waste- The BOD asked management to start an awareness program for the property to remind owners with pets about the rules and regulations of the community and to make owners aware that their dogs waste is a nuisance not only for neighbors but the maintenance team and landscaping crews. Please be kind and pick up your pets waste. Night time walks don't forget your flash light so you can see it! In addition, we ask owners keep their dogs on a leash while walking around the property. Orange County Animal Services roams the community and has permission to remove stray dogs. Please see the attached flyer. In addition, Please do not leave your doors or windows open if your dog’s barks a lot or when you leave your home. Do not leave your dog on your balcony or have your sliding glass doors open with your dog barking.

  • Dryer vents should be cleaned professionally annually, this is the owner's responsibility. In addition please make sure your washer hoses are currently up to date and not leaking.
  • HVAC system maintenance is the owners responsibility and many companies offer bi annual services agreements. Filters should be replaced monthly during spring and summer months and bi monthly during fall and winter months. To prevent sludge build up in lines each month a combination of 1cup warm water and 1cup vinegar or bleach should be poured in condenser line.
  • As a reminder windows and doors are the responsibility of the owner and should be maintained according to maintenance plan. For replacement specs be sure to communicate with the office for approved styles.
  • Homeowners who are delinquent over 60 days will lose voting rights and use of amenities.
